Nanci Gilbert, PA: Homestead Home Sales Climb 21% as Median Price Softens
Rezul News/10744812
MIAMI REALTORS data shows Homestead single-family sales up 21.3% in Q2 2026 while the median price fell 6.5% and new listings dropped 17.6% - a market where pricing strategy decides who sells.
HOMESTEAD, Fla. - Rezul -- Homestead's single-family market sent mixed signals in the second quarter of 2026. Closed sales rose 21.3% year over year to 131 homes, while the median sale price fell 6.5% to $500,000, according to Florida Realtors data reported by MIAMI REALTORS.
New listings dropped 17.6%, the typical Homestead seller went under contract in 59 days, and sellers received 96.6% of their original list price.
For Nanci Gilbert, PA, a licensed Florida REALTOR with LPT Realty who has worked South Florida real estate since 2006, those numbers point to one conclusion: buyers are active, but they are disciplined.
"Sales are up more than 20% year over year, so buyers are absolutely out there," Gilbert said. "What changed is that they won't chase an overpriced home. Price it right, market it hard, and Homestead is still a market where you go under contract in about two months."

Gilbert says sellers overlook the drop in new listings. With fewer homes coming to market and closings climbing, a well-prepared listing faces less competition than it did a year ago.
Gilbert serves Miami-Dade and Broward Counties, specializing in Homestead and South Miami-Dade. Her listing strategy pairs professional video and social distribution with paid digital campaigns and AI-powered buyer targeting, built to reach local and out-of-area buyers at once.
That reach matters here. In Gilbert's experience, many Homestead buyers come from outside the immediate area, so a listing marketed only to local traffic reaches a fraction of its real audience.
In 2026, LPT Realty named Nanci Gilbert a Top Nationwide REALTOR in two categories: Top Producing REALTOR (LPT Plus) and Top 3-Year Growth REALTOR.
She sums up her seller work in three words: Sell Smart. Sell Fast. Sell with Confidence.
