Indian Shores STR Condo Sales Rise 50% Year to Date as Median Price Falls 7% in 2026

Indian Shores market data shows stronger transaction activity without broad price appreciation as condo financial condition and upcoming financing standards add new considerations for buyers and sellers

INDIAN ROCKS BEACH, Fla. - Rezul -- Short-term rental condo sales in Indian Shores increased 50.0% during the first eight months of 2026 compared with the same period in 2025, while the median sale price declined 7.0%, according to a supplied StellarMLS dataset.

Is the Indian Shores STR condo market improving for sellers in 2026?

Transaction activity has increased substantially, but the data does not show broad price appreciation. From January through August 2026, 57 qualifying Indian Shores short-term rental condos and condo-hotels closed, compared with 38 during the same period in 2025. Median sale price declined from $682,500 to $635,000.

The analysis covers Indian Shores properties with recorded minimum lease periods of one month or less.

Median price per square foot declined from $621.01 to $553.85, while median cumulative days on market increased from 66 to 83 days. Total closed volume increased from $28,605,808 to $40,550,450.

August alone produced only five qualifying sales in 2026 and four in 2025, so monthly percentage changes should not be treated as market trends. The January-through-August comparison provides the stronger frame.

The current dataset also includes 39 active and three pending listings, equal to approximately 6.4 months of supply using the supplied trailing 12-month closing pace.

Another consideration is approaching for some condo buyers. For applicable Fannie Mae Full Reviews, the minimum replacement-reserve allocation requirement increases from 10% to 15% of annual budgeted assessment income for loan applications dated on or after Jan. 4, 2027.
