Usaj Realty Publishes 2026 Denver Market Report: Prices Hold as Inventory Levels Off

Condos and townhomes reached 6.6 months of supply in August while single-family homes sat near balance at 4.2 months, according to REcolorado data analyzed in the report.

DENVER - Rezul -- Usaj Realty, a Denver-based independent real estate brokerage, has published an updated edition of its Denver Real Estate Market Report 2026, covering REcolorado data from January through August 2026. The report finds the metro median sold price holding at $575,000, unchanged from the same period in 2025, while active inventory has stopped growing after two years of steady increases.

Active listings stood at 24,677 at the end of August, down 2.0% from August 2025. A year earlier, inventory had risen 22.7%. Sales slowed late in the summer, with 5,294 homes closing in August, down 12.9% year over year, which pushed the market to 4.7 months of inventory. Homes have averaged 53 days on market in 2026 and sold for 98.7% of list price.

The report also compares five years of REcolorado data. In 2021, homes averaged 18 days on market and sold for 102.6% of list price. Today's market is slower and leaves more room for negotiation, and the report includes strategies for buyers and sellers heading into the fall.
