New Windermere Market Data Shows Strong Demand — But Only for Properly Positioned Homes

New market data from DANHOLM COLLECTION indicates that while the Windermere real estate market remains active, buyer selectivity continues to increase, widening the gap between homes that move quickly and those that remain on the market.
GOTHA, Fla. - Rezul -- According to the firm's May 2026 Windermere Market Snapshot, inventory tightened 22.6% year-over-year while median days on market declined to 19 days. The market also posted a 97.26% sale-to-list ratio and a median sale price of $804,000.
Bent Danholm, Broker / Owner of DANHOLM COLLECTION, says the numbers reflect continued demand in the market, but not evenly across all listings.
"The market is still active, but buyers are significantly more selective than they were several years ago," said Danholm. "We are seeing a growing separation between homes that are properly positioned and homes that simply rely on broad exposure. Inventory tightening helps sellers, but it does not eliminate the need for disciplined pricing, presentation, and targeted marketing."

While the statistics continue to support a relatively healthy seller environment, Danholm says many homeowners misinterpret broader market strength as automatic leverage.

"The market has become increasingly strategic," Danholm said. "Exposure alone is not enough. Buyers respond to pricing discipline, perceived value, and how well a property is aligned with the expectations of the most likely buyer profile."
DANHOLM COLLECTION uses a Target Marketing Strategy designed to identify and directly reach the most likely buyer demographic for each property based on geographic origin, financial profile, behavioral patterns, and interests.
According to Danholm, that approach has become increasingly important as luxury buyers become more analytical and less reactive than during previous market cycles.
"Today's buyers have access to more information, more inventory visibility, and more market context than ever before," he said. "Properties that are strategically introduced to the market continue to perform. Homes without clear positioning are seeing longer market times and increased pressure on pricing and terms."
