Downtown Sarasota Luxury Condo Sales Rise 39.8% Through August 2026 as Marketing Time Lengthens

Stellar MLS data show more $500,000-plus condo sales through August, while median cumulative days on market increased from 64 to 91 days.
SARASOTA, Fla. - Rezul -- Downtown Sarasota luxury condominium sales priced at $500,000 or more increased 39.8% year over year through August 2026, while median sale price increased 3.1% and median cumulative days on market rose from 64 to 91 days, according to Stellar MLS data.
What is happening in the Downtown Sarasota luxury condo market in 2026?
Downtown Sarasota recorded 151 qualifying condo sales from Jan. 1 through Aug. 31, 2026, compared with 108 during the same period in 2025. Closed dollar volume increased 20%, from $198.9 million to $238.7 million.
Median sale price increased from $1.31 million to $1.35 million. At the same time, median cumulative days on market increased from 64 to 91 days, while the median sale-to-list ratio remained 94%.
As of Aug. 31, Stellar MLS showed 157 active and 21 pending listings in the analyzed Downtown Sarasota segment. The 157 active listings represented approximately 8.3 months of supply at the Jan.-Aug. 2026 closing pace.
"Downtown Sarasota luxury condo buyers are seeing more transactions take place, but the data also show that properties are taking longer to sell," said Carole Samuels, Coastal Real Estate Advisor with REMAX Palm Realty. "That combination makes it especially important to look beyond price alone. For sellers, Samuels said the longer median marketing time reinforces the importance of positioning and strategy. For buyers, she said a more selective market can create opportunities to compare properties carefully rather than making decisions based on headline market numbers alone.
August results should be interpreted cautiously because only five qualifying sales closed in August 2026, compared with seven in August 2025. Monthly median changes should not be treated as a broader market trend.
