Solano Home Prices Fall as Sales Rise—Then Mortgage Rates Add a Plot Twist

Solano buyers are still buying—but rising mortgage rates are crashing the housewarming party. Vallejo Realtor Bruno Versaci explains what buyers and sellers need to rethink.
VALLEJO, Calif. - Rezul -- Solano County's housing market is has lower median sale prices, more completed sales than a year ago, and mortgage rates that apparently decided affordability needed another obstacle.
According to the California Association of REALTORS®' August 2026 report, Solano County's median price for an existing single-family home was $575,000, down 7.3% from August 2025. Sales increased 12.5% year over year, while the median time on market shortened to 40 days, compared with 47 days a year earlier.
Then came the financing plot twist. Freddie Mac reported that the national average 30-year fixed mortgage rate reached 7.28% on October 1, up from 7.03% the previous week.

"Buyers are still buying, but the payment has to work," said Bruno Versaci, a Vallejo-based Realtor with Excel Realty & Mortgage. "The asking price gets your attention. The monthly payment decides whether you're moving in or just admiring the kitchen."
Lower Prices Don't Automatically Mean Lower Payments
On an illustrative $400,000 mortgage amortized over 30 years, the increase from 7.03% to 7.28% adds approximately $68 per month in principal and interest. Taxes, insurance, mortgage insurance and any HOA dues are additional. Actual mortgage quotes depend on the borrower and loan terms.
For first-time buyers, Versaci recommends updating financing estimates before touring homes and comparing the benefits of a negotiated price reduction with seller-paid closing costs or a lender-evaluated rate buydown.
For homeowners considering downsizing, the calculation deserves equal attention.
"A smaller house doesn't automatically come with a smaller payment," Versaci said. "Before you trade the stairs for a single-story home, let's make sure the math isn't climbing instead."

Versaci's interpretation is that sellers should weigh recent comparable sales alongside the homes buyers can choose from today. Countywide median changes also reflect the mix of properties sold and do not establish an identical change in every home's value.
"What your neighbor got is useful information—once we establish when they got it," Versaci said. "Accurate pricing, strong photography and thoughtful preparation give buyers a reason to take the next step."
