Unlike owners of single-family homes, condominium owners share responsibility for maintaining common areas and major building components. Those expenses are typically funded through monthly HOA dues and reserve accounts set aside for future repairs.
When reserves are underfunded or major repairs become necessary, homeowners may face special assessments—additional costs that can sometimes amount to thousands of dollars.
