PXV Multifamily Acquires 216-Unit Atlanta Apartment Community for $29.5 MM

The acquisition in JV with Pamera NA, is PXV's first since its formation and the beginning of the firm's strategy to build a national multifamily portfolio through operationally driven and value add investments.
MIAMI - Rezul -- PXV Multifamily, the private multifamily investment and operating firm launched by industry veteran Matt Ferrari in November 2025, has acquired Village on the Green, a 216-unit apartment community in Atlanta, Georgia for $29.5 million. PXV Multifamily acquired the property in joint venture with Pamera North America.
Located at 2975 Continental Colony Parkway SW in southwest Atlanta, Village on the Green, which will be rebranded as The Grove at Ben Hill, is a garden-style, gated rental community with a mix of one-, two- and three-bedroom apartment homes and townhomes, housed in 15 residential buildings on a 16-acre site. Common area amenities include a resident clubhouse with business and fitness center, swimming pool and pool house, tennis courts, grilling and picnic area and children's playground.
"Closing our first acquisition is a major milestone for PXV and validates the investment thesis on which we launched the company just six months ago," said Matt Ferrari, founder and CEO of PXV Multifamily. "The Grove at Ben Hill, is exactly the type of opportunity we're seeking: a fundamentally sound property in a high-growth market where operational execution can create substantial value. We believe the asset's current performance significantly understates its long-term potential."

PXV's investment represents a compelling value add opportunity as most of the units are in their classic condition or have been only partially renovated since the project was built in 2004. PXV will begin by addressing deferred maintenance issues and installing washers and dryers in 100% of the units.
PXV will also leverage its operations-focused platform to improve property performance, increase occupancy and capture rent growth opportunities while maintaining affordability relative to new construction alternatives in the market.
"One of the things that immediately attracted us to the property was the clear operational upside," Ferrari said. "This is not a story about financial engineering. It's about applying disciplined asset management, resident-focused operations and targeted capital improvements to unlock value. That's the foundation of the PXV platform and the approach we intend to replicate across the country."
The Grove at Ben Hill benefits from numerous demand drivers including the metro's strong population growth, employment expansion, business-friendly environment and thriving single family housing market which has created durable renter demand.
"We were able to acquire the asset at a significant discount to replacement cost in a submarket where supply is not keeping up with demand," added George Nausha, Managing Director of Acquisitions. "Through targeted operational initiatives, we see a meaningful opportunity to enhance the asset's performance to capitalize on the region's strong demographic and economic fundamentals."

The Grove at Ben Hill is expected to be the first of several acquisitions PXV pursues in 2026 as it continues to expand its presence in key U.S. multifamily markets.
