Cre8ive Realty Breaks Down Florida's 2026 Real Estate Updates for Florida Buyers and Sellers

N FT MYERS, Fla. - Rezul -- Cre8ive Realty, a Southwest Florida brokerage is breaking down the biggest Florida real estate updates for 2026. State regulators approved the first broad Citizens Property Insurance rate cut in years, effective July 1, 2026.
Multiperil policies dropped about 8.8 percent on average and wind only policies about 5.5 percent, with some South Florida counties seeing larger cuts. New policies get the lower rate immediately, and existing policyholders see it at renewal.
Governor DeSantis signed Senate Bill 4F into law on June 24, 2026, limiting how much local governments can raise property taxes. Any rate above the rolled back rate now needs a two thirds vote, rates above 110 percent of that need a unanimous or three fourths vote or a referendum, and a mandatory 10 percent budget cutting exercise is now required before adoption. The most closely watched change is not law yet.
House Joint Resolution 1F would raise the homestead exemption from $50,000 to $150,000 in 2027 and $250,000 in 2028 on non-school taxes, if approved by 60 percent of voters on November 3, saving a typical Southwest Florida homesteaded owner an estimated $1,100 or more in 2027 and $1,750 or more in 2028.

The ballot language faces a pending legal challenge, with a hearing set for late July. Buyers considering a move to Florida have until December 31, 2026, to establish residency and avoid a proposed five year wait for the full benefit.
Two more laws add transparency for buyers. House Bill 1329 requires cities and counties to publish budget data online starting January 1, 2027. House Bill 7031E, effective February 1, 2027, will require listing platforms to show buyers an accurate future tax estimate instead of the seller's outdated bill.
Additional highlights include more than $285 million in homebuyer assistance funding now available, felony penalties for property fraud and squatting under House Bill 1293, and an expanded Live Local Act aimed at growing housing supply statewide.
Southwest Florida inventory is up 38 percent and mortgage rates have eased to about 5.78 percent, giving buyers real negotiating power. "Buying or selling a home is one of the biggest financial decisions most people make," said Kevin Cloutier, Owner and Broker of Cre8ive Realty. "A pricing mistake or a poorly negotiated contract can cost far more than professional representation would have. We wanted to lay out what's changing so our clients can make decisions based on facts."
