LA HABRA, Calif. - Rezul -- Lawyers Realty Group secured a remarkable victory for an elderly widow facing the loss of her family home due to the deleterious actions of her estranged daughter.
The widow, who relies solely on Social Security, was unaware that her daughter had placed a large second mortgage on her home years earlier. By the time the widow discovered the fraud, both the first and second mortgages were in serious default, with foreclosure proceedings imminent. A good Samaritan realtor reached out to Lawyer's Realty Group on behalf of the 90-year-old widow in the hopes of saving her from being thrown out of her home.
"We knew we needed to act quickly and aggressively," said Derik Lewis, lead attorney and Broker/Owner at Lawyers Realty Group. "We immediately threatened a temporary restraining order to halt the senior mortgage foreclosure. Our client's only wish was to remain in her family home for the rest of her days, and we were determined to make that happen."
Negotiations with the second lien holder proved especially challenging. Leveraging evidence of the fraud, Lawyers Realty Group spent years fighting for an astronomical reduction in the payoff amount. Yet even with the reduced figure, the widow's limited income made any settlement impossible without additional financing.

"After exhaustive due diligence, we structured a reverse mortgage that satisfied and resolved both of the defaulted loans in full," continued Mr. Lewis. "The coordinated efforts between our legal team and the mortgage experts at Nikkael Home Loans created a true miracle. The new reverse mortgage requires zero monthly payments, freeing up her entire Social Security income for housing needs, living expenses, and peace of mind for the rest of her life."
