What Austin First-Time Home Buyers Should Know with Mortgage Rates at 7.40%
Rezul News/10748464
Sarah Maddali of Serendipity Realty Group at Compass says lower Austin home prices and a still-open negotiating window mean prepared buyers shouldn't treat the rate headline as a stop sign.
AUSTIN, Texas - Rezul -- The average 30-year fixed mortgage rate held at 7.40% for the week of Oct. 15, unchanged from the week before and up from 6.27% a year ago, according to Freddie Mac's Primary Mortgage Market Survey. Austin first-time home buyers are seeing that headline alongside softer local prices, and Sarah Maddali, REALTOR® and team leader of Serendipity Realty Group at Compass, says the two have to be read together.
The median price for a home sold in the Austin-Round Rock-San Marcos metro fell 6.4% year over year to $412,000 in August, and closed sales dropped 7.3% to 2,501, according to the Unlock MLS August 2026 Central Texas Housing Report, the most recent available. Pending sales across the metro rose 1.5% to 2,623, a sign that buyers are still writing contracts.

Inside the city of Austin, the same report shows active listings fell 14.5% to 4,554, and homes sold for an average of 93.3% of their list price, compared with 91.6% a year earlier.
"Rates held steady this week, but they're still more than a full point higher than a year ago, and I'm not going to sugarcoat that," said Maddali. "Prices are lower than they were last year, though, and buyers who show up prepared have so much room to negotiate on price, repairs and closing costs. Marry the house and date the rate. The house doesn't change but refinance when the rate does as long as you can afford the monthly payment. This window won't stay this wide forever and buyers are missing the best chance to get all the house they want."

What Austin first-time home buyers can do this month
- Get fully pre-approved, not just pre-qualified, and ask your lender to walk through a few different rate scenarios so a weekly rate move doesn't catch you off guard.
- Ask about seller concessions. When sellers are negotiating, concessions can go toward closing costs or a rate buydown. Just because your lender says your rate is 7.25% doesn't mean we still can't get that down.
- Budget for the full monthly cost. In Austin that means property taxes, insurance and HOA dues on top of the loan, not just the list price.
