NYC Pied-À-Terre Tax: ApartmentsExpert Offers 75% Buyer Rebate to Offset Costs
NEW YORK, NY — As the implementation of the new NYC Pied-À-Terre Tax concludes its initial phase, the city has extended the exemption application deadline to October 6, 2026 . This decision comes after the Department of Finance acknowledged sending erroneous notices to over 1,200 homeowners and recognizing the extensive confusion caused by the rollout .
In response to the financial uncertainty facing high-value property buyers, Jerry F. Leazer, Licensed Real Estate Broker and founder of ApartmentsExpert, is drawing attention to a strategy that directly counters the impact of the surcharge: the 75% Sales Commission Rebate.

While the surcharge introduces a new annual cost for non-primary residences—ranging from 0.8% to 6.5% depending on property type and assessed value —the buyer's broker rebate offers a substantial, immediate cash injection at closing.
"The surcharge is a genuine concern for international investors and second-home buyers, but the solution to the additional cost lies in the purchase process itself," said Jerry F. Leazer. "The seller pays the buyer's broker commission. With ApartmentsExpert, we return 75% of that commission to the buyer at the closing table. On a $1.85M condo, that equates to approximately $41,625 in cash back, which can be used to offset the annual tax burden."
In addition to the rebate, ApartmentsExpert is providing critical guidance to property owners navigating the exemption process, including a comprehensive guide on the October 6, 2026 deadline and the required primary-residence documentation.
"With the deadline now set for October 6, it is imperative to act quickly," Leazer added. "The rebate is a legal, transparent way to receive funds back immediately, providing a financial buffer against the new surcharge."
