MIAMI - Rezul -- Gaby Diaz, a Miami Real Estate Agent and licensed Mortgage Broker, recently hosted a Spanish-language educational webinar designed specifically for Spanish-speaking first-time homebuyers navigating the Miami housing market in 2026.
Titled "Compra Tu Primera Casa en Miami," the webinar provided Spanish-speaking prospective buyers with clear, practical information about the homebuying process and the financial considerations involved in purchasing a home.
The presentation addressed whether buying a home is still possible without overpaying in today's higher-rate market and covered strategies including seller concessions, mortgage rate buydowns, temporary 2/1 buydowns, permanent rate reductions, FHA assumable loans, and down payment assistance programs.
Gaby also explained the importance of getting properly pre-approved and understanding a buyer's complete financial profile, documentation, and potential challenges early in the process to help avoid surprises later.

"Buying a home should not be about rushing into the first property you like," said Gaby. "The goal is to understand your numbers, your financing options, and the costs involved so you can make a decision with confidence and avoid surprises later."
The webinar also covered common mistakes first-time buyers make, including underestimating closing costs, failing to understand how interest rates affect their monthly payment and purchasing power, overlooking available assistance programs, and waiting until after finding a property to address financing challenges.
