"Many buyers believe that sitting on the sidelines will save them money," Phil explains, "but in reality, waiting just one year could cost them tens of thousands due to rising home prices—even if rates improve."
According to Phil, even a modest 5% increase in home prices can outweigh the benefits of a one-point drop-in interest rates. Here's a real-world example he shares:
