VALRICO, Fla. - Rezul -- Barrett Henry, a top-ranked Valrico real estate agent and broker associate with RE/MAX Collective, has released his Q1 2026 Valrico real estate market analysis for local buyers and sellers heading into spring.
Median home prices in Valrico currently range from $405,000 to $430,000 for single-family homes, with price per square foot in the $210 to $220 range. The 33596 zip code averages approximately $470,000, reflecting the premium in south Valrico neighborhoods like River Hills. About 280 properties are actively listed, and homes are spending 52 to 59 days on market. Competitively priced homes are still going pending in as few as 13 days.
Over the past 12 months, approximately 906 homes have closed in Valrico. Homes receive an average of two offers and sell at two to four percent below list price.
"Buyers have real choices again, and sellers who price correctly are still getting strong results," said Henry. "The days of throwing a sign in the yard and getting 15 offers are over."

Pricing varies across neighborhoods. Move-up homes in newer subdivisions fall in the $400,000 to $600,000 range. River Hills and luxury properties push above $700,000, with estates exceeding $1 million. Bloomingdale remains popular with families drawn to top-rated schools.
Henry emphasizes that sellers who invest in preparation and pricing strategy are outperforming the market. His team partners with Best Bay Services, a home services company owned by James Evans, to handle pre-listing repairs quickly and cost-effectively.
"Preparation is not optional anymore," said Henry. "It is the difference between selling in two weeks and sitting for three months."
For buyers, Valrico offers strong fundamentals: no city taxes, a highly rated school district, and steady appreciation of one to two percent year over year.
