ST. AUGUSTINE, Fla. - Rezul -- Michelle Ortelli Explains What St. Johns County's FY2027 Budget Means for Homeowners and Buyers

Local real estate advisor encourages buyers and homeowners to verify infrastructure project funding following adoption of the county's $1.9 billion budget.

ST. AUGUSTINE, Fla., Oct. 8, 2026
— What should St. Johns County homeowners know about the FY2027 budget?

St. Johns County adopted a $1.9 billion budget, including more than $264 million in new capital-improvement funding, while placing approximately $100 million in capital projects on hold. Homeowners and buyers should verify individual project funding and schedules rather than assume planned improvements are guaranteed.

Michelle Ortelli, Realtor with The Ortelli Team - Coldwell Banker Vanguard Realty, is encouraging residents and prospective buyers to examine how these countywide decisions relate to specific properties.

The St. Johns County Board of County Commissioners adopted the FY2027 budget Sept. 15, 2026. The county also maintained its millage rate, although an unchanged rate does not necessarily mean an unchanged individual property tax bill.

Why does infrastructure verification matter?

Road improvements, parks, libraries and public facilities can influence how buyers evaluate a location. However, a project appearing in a county plan is not necessarily fully funded or scheduled for construction.

"For homeowners and buyers in St. Johns County, a countywide budget tells only part of the story. Before making a real estate decision based on a planned road, park or public facility, I recommend checking the project's current funding and schedule with the county. An approved budget does not necessarily mean every proposed neighborhood improvement will move forward as originally expected," said Ortelli.

Ortelli recommends confirming whether a particular improvement is proposed, funded, under construction or completed before relying on it in a real estate decision.

For buyers, sellers and relocation clients in St. Johns County, this distinction supports more informed property research. Projects placed on hold should not automatically be considered permanently canceled.
