Local Realtor Phil Holliday of Preferred Real Estate Brokers is urging buyers to take advantage of property inspections that go beyond the basics, especially the Four-Point and Wind Mitigation inspections that insurance companies often require.
"A standard property inspection is essential, but in Florida, that's only part of the picture," said Holliday. "Insurance providers want to see Four-Point and Wind Mitigation inspections before they'll even consider writing a policy. Having these completed upfront can save buyers time, money, and stress."

"Scheduling these inspections together is one of the smartest steps a homebuyer can take," Holliday explained. "It not only protects your investment but can also make the entire buying process smoother."
For buyers navigating Central Florida's competitive real estate market, Holliday emphasizes the value of working with a professional who understands both the real estate and insurance requirements.
