Historic Mansion Enters Market With Ties to Kansas City's First Skyscraper

Built for contractor J.H. Knapp, the 1910 estate is offered at $479,000, with an October 24 open house during the NEKCHS Fall Homes Tour.
SAVANNAH, Ga. - Rezul -- Abington Park Estate, a landmark 1910 residence at 140 Van Brunt Boulevard in Kansas City's historic Indian Mound neighborhood, officially enters the market Tuesday, October 13, at an asking price of $479,000.
The 4,306-square-foot estate offers five bedrooms and four full bathrooms on an approximately 0.32-acre corner property. An open house will be held October 24 from 10 a.m. to 3 p.m. during the Northeast Kansas City Historical Society Fall Homes Tour. The property is represented by Linda Hueffmeier of Compass Realty Group.
The house was constructed as the residence of James Homer Knapp, founder of J.H. Knapp Construction Company. Knapp's firm was contracted in the erection of the New York Life Building, completed in 1889 and widely recognized as Kansas City's first skyscraper.
Knapp's surviving recollection includes a massive stone that plunged into the building's basement and emerged unblemished, a fatal scaffold collapse for which contemporary newspapers reported three deaths but Knapp remembered four, and a still-missing history of Kansas City reportedly sealed between panes of glass somewhere inside the building.

Knapp's later residence reflects the next period of Kansas City's growth. Built in the newly opened Abington Park No. 2 subdivision, it stood in one commanding location while the city expanded outward and both the street name and house number changed around it.
Today, Abington Park Estate retains an unusual degree of original craftsmanship. Its defining features include a broad wraparound stone porch, leaded-glass windows, extensive original woodwork, hardwood floors, built-in bookcases, box-beam ceilings, a masonry fireplace and generously proportioned rooms. A basement library and speakeasy-style bar add more recent chapters without diminishing the house's historic character.
The detached stone carriage house has a civic history of its own. It served as a neighborhood polling place during the 1952 presidential primary—the election year that would send Dwight D. Eisenhower to the White House.
The Northeast Kansas City Historical Society documented the residence in its 2018 historical volume and featured it during the 2019 Historic Homes Tour.

"This house has never felt like an artifact frozen in time," owner Skaught Anthony Patterson said. "It has continued to accumulate stories while preserving the craftsmanship that makes it extraordinary in the first place. The next owner will surely fall under its spell the moment they cross the threshold. When you do, it's undeniable."
