CHARLOTTE, N.C. - Rezul -- Homeowners associations (HOAs) are always evolving and improving to better meet the needs and desires of the community and its members. Many boards enlist the help of an HOA management company to coordinate and execute these changes. But not every company is a great fit for every association. "Consider how responsive and communicative the company is," says Bryan Kuester, President of Kuester Management Group. "Does someone answer when you call or get back to you in a timely manner? Are they able to accurately answer your questions and provide sound guidance? Or do you find yourself always waiting on them or fixing their errors?"

A management company should provide strong communication because they are not only working with the board, but also vendors and homeowners, says Kuester. Poor communication can mean projects are delayed or violations increase because rules are not consistently enforced. The HOA management company should be effectively implementing decisions by the board and offering knowledgeable insight.

Pay attention to feedback from homeowners as well. The relationship between the association and the management company should enhance the community and help things run more smoothly. If members are complaining about how things are run or the services being provided, it could be a sign that the management company is not properly doing its job.

"The board should also feel as though the HOA management company is making their jobs easier and relieving some of the burden of day-to-day tasks," says Kuester. "If they are putting in as much work or more than before, it may not be a good fit. Make sure the management company is meeting the terms of the agreement."
