Kuester Management Group Details Considerations Regarding Rentals in HOA Communities

Kuester Management Group shares factors to keep in mind when deciding whether the HOA should allow short- or long-term rentals.

CHARLOTTE, N.C. - Rezul -- A topic of great debate across HOA communities is whether to restrict rentals. One on hand, renters can be upstanding members of the neighborhood who do their part to maintain property values and create an enjoyable place to live. On the other hand, short-term renters may not be as invested in the community and adhering to the rules. Kuester Management Group has released a statement to the press regarding considerations when dealing with rentals in the HOA.

"Rental policies really vary from one community to the next," says Bryan Kuester, President of Kuester Management Group. "If the association sets clear expectations and members are all on the same page, homeowners and renters can live in harmony. It is a matter of achieving balance and deciding what is in the best interest of your HOA."

The board should allow homeowners to voice their opinions for both sides of the issue before making any decisions, says Kuester. Feedback can allow the board to create fair and reasonable rules surrounding rentals that are agreeable to members.

Establish clear policies about whether there is a rental cap or a minimum length for the term of the lease. Who is responsible for HOA fees and rule violations? Make sure that homeowners educate tenants on their responsibilities and expectations. This can set renters up for greater success and reduce problems.

"Encourage communication between homeowners and the board as well," says Kuester. "Let the board know who is renting the home, when, and whom to contact about questions or concerns. Work with members to give them the flexibility to rent out their homes without violating the rights of other homeowners or their enjoyment of the community."
