Chicago Real Estate Agent Sells Homes For 104% Of List Price in 7 Days in 2019

The Real Estate market has changed dramatically over recent years, particularly the way listings are marketed and Buyers access them. One local agent has mastered the art of "Target Marketing" to expose her properties to the most opportune buyers, thus selling them quickly and for more money.

CHICAGO - May 22, 2019 - Rezul -- If you've followed the Chicago real estate market for a while, you've likely heard of Nancy Perlman as she's one of the most highly ranked agents on Angie's List in all of Chicagoland.  One of the reasons for this is her Direct Marketing Program, utilizing both Online and Offline methods to sell homes for the most amount of money. So how exactly does this new-age approach to selling more homes for more money work?  Nancy explains: "It's all about identifying the more unique or specific characteristics of a home that will appeal to a specific set of buyers, and then getting the property in front of THOSE buyers, not ALL buyers.  For example, If a home is in a highly desirable school district, that usually comes with a little bit higher price and property tax base. There's no sense in marketing that home to retired couples but it's a perfect fit for a family that has a child or two of school age years. If the home has a fenced yard, we can expose it to those that have the appropriate income and also have a dog in the house. If it has a wine cellar, we can market to those that subscribe to Wine Connoisseur Magazine or otherwise have a wine collection. This allows buyers to absolutely fall in love with the home, oftentimes meaning they'll pay a premium for something that matches their exact criteria. Essentially, we can market it as their "Dream Home" even though it would be considered "just another home for sale" to the general public. That's why frequently I can sell homes for more money. With the marketing data available from online and offline marketing firms, it just doesn't make sense for an agent to only  list a home on the MLS system and wait for a possible contract sometime down the road."

Finally, Nancy says "For local homeowners, selling their home fast and for top dollar is their (and therefore my) highest priority. Most agents today do not understand that superior marketing strategies and exposure to the right buyers can potentially allow you to net  more money from the ultimate sale of the property.  Or, they don't have the budget to pay for that type of marketing out of pocket".
